Our thorough and comprehensive Tenancy Application form and checklist ensures check on the tenant’s employment, rental history and all personal references and activities to determine tenant's affordability to pay the required rent and their likelihood of correctly maintaining your investment-property.
We prepare all necessary required documents to commence the tenancy, these include Residential Tenancy Agreement, special additional condition, ingoing condition report and bond lodgement form.
We check the tenant's rent payment everyday to ensure the rent payments are always in advance. We take action immediately to handle the rent arrears  and proactively negotiable with the tenants to work out the repayment plan.

We promised to return your phone calls and texts within an hour and emails within 24 hours to provide advise and support. We always prepare ourselves to provide you supports and advices.
For your convenience, we attend to the payment of water rates, council rates, strata levies, insurance premiums and maintenance costs. Having us pay your bills from your rental account from time to time allows you to keep the accounting of all expenses in the same place and produced in the end of financial year report with no extra charge.
We always carry out routine inspection in the first three months to ensure the conditions are properly maintained by the tenants and generate the written report with photos.  After that we will inspect the property, up to 4 times every 12 months. When tenants request for repairs, we always inspection the repair items on site and seek for your consent before initiate any tradesman.
